계정 보호와 본인 확인을 위해 2026년 9월 7일부터 휴대폰 인증을 도입했습니다. 2026년 9월 21일부터는 휴대폰 번호를 등록하셔야 서비스를 이용하실 수 있습니다.
인증번호는 카카오톡 알림톡과 문자로 발송되며, 두 방식 모두 국내 통신사 번호로만 발송됩니다. 국내 번호로 인증번호를 받으실 수 없는 비즈니스 멤버십 이용자를 위해 예외 처리를 운영하고 있습니다.
먼저 확인해 주세요
아래에 해당하시면 예외 처리 대상이 아닙니다. 휴대폰 번호를 그대로 등록해 주시기 바랍니다.
•
이미 담당자로부터 예외 처리 안내를 받으셨다면 별도로 신청하지 않으셔도 됩니다.
•
국내 번호를 보유하고 계시고 회선이 이용 중인 상태라면, 해외에 체류 중이시더라도 로밍 상태에서 인증번호를 받으실 수 있습니다. (문자 수신은 로밍 중에도 무료이며, 데이터 로밍을 꺼 두셔도 수신됩니다.)
•
국내 번호로 알림톡이나 문자가 오지 않는 경우 — 발송 오류일 수 있으므로 1:1 문의로 알려 주시면 확인해 드리겠습니다.
예외 처리 대상
국내 통신사 휴대폰 번호로 인증번호를 받으실 수 없는 비즈니스 멤버십 이용자에 한합니다. 예를 들어 다음과 같은 경우가 해당됩니다.
•
국내 휴대폰 번호를 보유하고 계시지 않은 경우
•
국내 회선을 일시정지해 두어 문자를 받으실 수 없는 경우
신청해 주신 내용을 바탕으로 사유를 확인한 뒤 처리해 드립니다.
예외 처리를 받으시면
휴대폰 인증 대신 기존과 동일하게 이메일로 인증번호를 받아 로그인하실 수 있습니다. 로그인 화면과 절차는 지금과 같으며, 인증번호를 받는 수단만 이메일로 유지됩니다.
신청 방법
아래 버튼으로 문의를 남겨 주세요. 문의 제목에는 반드시 [휴대폰 인증 예외신청]을 넣어 주세요. 제목에 이 문구가 없으면 처리가 늦어질 수 있습니다. 본문에는 다음 내용을 함께 적어 주시면 확인이 빠릅니다.

접수 후 영업일 기준 3일 이내에 확인해 드리며, 완료되면 등록하신 이메일로 안내드립니다.
참고 사항
예외 처리를 받으신 뒤 국내 번호로 인증번호를 받으실 수 있게 되면, 제목에 [휴대폰 인증 예외신청]을 넣어 1:1 문의로 다시 알려 주세요. 확인 후 휴대폰 인증으로 전환해 드립니다.
국내 회선을 일시정지해 두신 경우, 통신사의 해외 체류자용 문자 수신 부가서비스(SKT 로밍문자수신, KT 장기정지_로밍문자수신&인증, LG U+ 해외일시정지 문자수신/본인인증)에 가입하시면 예외 처리 없이도 인증번호를 받으실 수 있습니다.
Phone Verification Notice for Overseas Users
To protect your account and confirm your identity, Seoul Property Insight (SPI) is introducing phone verification starting September 7, 2026. Beginning September 21, 2026, you will need a registered mobile number to continue using SPI.
Verification codes are sent via KakaoTalk or SMS, and both can only be delivered to Korean mobile numbers. For Business Membership users who cannot receive a verification code on a Korean mobile number, we offer an exception that lets you keep verifying by email.
Please check first
If any of the following applies to you, you are not eligible for the exception. Please register your mobile number as usual.
•
If our team has already told you that the exception has been applied to your account, you do not need to submit a request.
•
You have an active Korean mobile line and are currently overseas. Verification codes are still delivered while roaming. (Receiving SMS is free while roaming, and it works even with data roaming turned off.)
•
You have a Korean mobile number but are not receiving verification codes via KakaoTalk or SMS. This may be a delivery issue, so please let us know through a 1:1 Inquiry (1:1 문의) and we will look into it.
Who is eligible
The exception applies only to Business Membership users who cannot receive a verification code on a Korean mobile number. For example:
•
You do not have a Korean mobile number.
•
Your Korean mobile line is suspended, so you cannot receive SMS.
We will review the reason you provide and process your request accordingly.
After the exception is applied
You will continue to receive your verification code by email, just as you do today. The sign-in screen and steps remain the same.
How to request
Please use the button below to submit an inquiry. Be sure to include [휴대폰 인증 예외신청] in the subject line — you can copy and paste it as is. Requests without it may take longer to process. Including the following details in the body helps us process your request faster.

Processing time
We will review your request within 3 business days and notify you by email once it has been processed.
Please note
If you become able to receive verification codes on a Korean mobile number after the exception has been applied, please let us know through a 1:1 Inquiry (1:1 문의) with [휴대폰 인증 예외신청] in the subject line. We will confirm and switch your account back to phone verification.
If your Korean mobile line is suspended, subscribing to your carrier's SMS-reception add-on for long-term overseas stays (SKT 로밍문자수신, KT 장기정지_로밍문자수신&인증, LG U+ 해외일시정지 문자수신/본인인증) will let you receive verification codes without an exception.
